Why Trainer?

The Borough of Trainer has long been an industrial community, evolving alongside broader economic and technological change. From sawmills to cotton mills and Congoleum flooring - the borough’s history reflects a continued ability to adapt.

Zoning: The site is located entirely within Trainer Borough and is zoned I-2, a permissive district. A data center is a processing/industrial use consistent with the district's stated purpose — it is neither a prohibited nor a conditional use.

Why Trainer?

The Borough of Trainer has long been an industrial community, evolving alongside broader economic and technological change. From sawmills to cotton mills and Congoleum flooring - the borough’s history reflects a continued ability to adapt.

Zoning: The site is located within Trainer Borough, zoned I‑2. The I‑2 district's use regulations are structured around a short list of prohibited uses, meaning other uses - including a data center - are not barred by the code. A data center is not named as a specific use in the ordinance and is not among the uses in I‑2 that require conditional use approval. While we believe the project is consistent with the zoning code as written, we recognize that community questions and feedback are an important part of the development process and will continue to engage with residents as plans evolve.

Why a Data Center?

Infrastructure

The property is well suited for a data center because it offers the infrastructure needed to power digital operations, including a high-voltage transmission line and utility substation in close proximity to the site.

Brownfield Reuse

This is a brownfield site — previously an operating industrial facility that manufactured flooring products — which can make development or reuse difficult without a committed investor.

Minimal Land Impact

There is no anticipated agricultural or wildlife impact.

Reduced Traffic

A data center will create less truck traffic than the previously approved industrial development for this site.

  • WATER - How much water will it use?

    We evaluate local water conditions before advancing a project and design to minimize use, with closed-loop cooling by default. Usage can fall below that of traditional warehouse users. We'll explain our approach in plain terms during local review. 

  • NOISE - Will I hear it?

    Noise mitigation is incorporated into the design from the beginning, and noise will be equivalent to what we hear at the property today. Estimated sound levels will be shared as design and permitting advance. 

  • TRAFFIC - Will there be more trucks?

    Once operational, the proposed data center will generate less truck traffic than the industrial development previously approved for the site.
